HRA Tax Exemption Guide India - Everything You Need to Know

House Rent Allowance (HRA) provides tax exemption to salaried employees in rented accommodation. Correctly claimed, it saves significant taxes annually.

How HRA Exemption is Calculated

HRA exemption = minimum of:

  • Actual HRA received from employer
  • Rent paid minus 10% of basic salary
  • 50% of basic salary (metro) or 40% (non-metro)
  • Metro Cities: Delhi, Mumbai, Kolkata, Chennai

    Example 1: Metro City (Mumbai)

    Basic: ₹50,000/month, HRA: ₹20,000/month, Rent: ₹18,000/month

  • Actual HRA = ₹20,000
  • Rent - 10% Basic = ₹18,000 - ₹5,000 = ₹13,000
  • 50% Basic = ₹25,000
  • Exemption: ₹13,000/month | Taxable HRA: ₹7,000/month Annual tax saving (30% slab): ₹13,000 × 12 × 30% = ₹46,800

    Example 2: Non-Metro (Jaipur)

    Basic: ₹40,000/month, HRA: ₹16,000/month, Rent: ₹12,000/month

  • Actual HRA = ₹16,000
  • Rent - 10% Basic = ₹12,000 - ₹4,000 = ₹8,000
  • 40% Basic = ₹16,000
  • Exemption: ₹8,000/month Annual tax saving (30% slab): ₹8,000 × 12 × 30% = ₹28,800

    Required Documents

  • Rent agreement - Signed by both parties
  • Rent receipts - Monthly, with revenue stamp if rent > ₹5,000
  • Landlord's PAN - Mandatory if annual rent > ₹1,00,000
  • Bank transfer proof - Always pay via bank transfer
  • HRA declaration form - Some employers require this
  • Common Mistakes to Avoid

  • Paying rent to spouse - NOT allowed. Paying to parents IS allowed
  • Not keeping receipts - Always maintain monthly receipts
  • Missing landlord PAN - Mandatory for rent > ₹1 lakh/year
  • Claiming HRA on own house - Not allowed if you own the property
  • Inflating rent - IT department can verify
  • Not reporting in ITR - Must be correctly reported
  • Without HRA Component?

    Claim under Section 80GG: Max ₹5,000/month. Must file Form 10BA.

    Special Cases

  • Different city: Claim based on city where you actually reside
  • Multiple houses: Can only claim for one
